Residential Retirement Community

 


Moisture Technology (M\TEC) was selected by the owner and their attorneys to conduct an assessment of Indoor Air Quality (IAQ) throughout this multi-story, three hundred unit residential retirement community, spreading over twenty eight acres of beautifully landscaped grounds in Spring, Texas.  M\TEC was charged with the responsibility of testing IAQ within each residential unit.  Ultimately our work required over 3 months to complete.   

 

One essential requirement was that M\TEC coordinate our air sampling within each unit, so that the owners were in no way inconvenienced or upset by our presence.  Each unit was only tested at such times when the occupants were not at home, an extremely difficult assignment at best.  Additionally, we were charged with the responsibility of identifying and verifying any microbial conditions within exterior wall assemblies, as well as the air conditioning systems throughout the property.

 

During this process, we attended numerous meetings with the owner and their management consultant. M/TEC developed remedial recommendations for the general contractor to use as a guide for corrections required as part of their contract sign off.  The ultimate result of this project; every resident was provided with an environment free of microbial contamination, allergens and asthmatic triggers.
